Leaking Taps
Has your water bill recently risen? Do you hear running water, when all faucets have been turned off? You may have a leaky pipe causing water loss.
The main cause of taps leaking are either the tap washer has split or has disintegrated, or the spindle washer or the "O" has perished, or the "seat" of the tap has cracks in it. The remedy is to simply reseat & rewasher the tap.

Blocked Drains
If your sewer becomes blocked the only advice we can give is to immediately stop using all fixtures.
1. Place a strainer over kitchen and bathroom drains if they do not already have one; this will prevent hair, pieces of soap, and other debris from clogging drains. Clean the strainer as needed.
2. Unclog a drain mechanically rather than chemically when possible.
3. Use chemical drain cleaners sparingly, especially if your pipes or traps are brass, steel, or cast-iron; some chemicals may corrode metal pipes. Try this instead: pour a cup of baking soda followed by a cup of vinegar down your drain every month.
4. The drains in showers and in bathroom sinks typically need extra care; pour two or three gallons of boiling water down each bathroom drain periodically as well as the above baking soda and vinegar mixture. The baking soda and vinegar mixture dissolves fatty acids which may be starting to collect.
5. Always use a plunger first to try and unplug any blockages.
Note: baking powder and vinegar mix is a preventive measure only. Do not use this method when attempting to clear clogged drains.
Hot Water - Ruptured & Leaking Tank
A hot water tank will usually last about 6 - 10 years before it decides to rupture or leak. The main cause is that the cylinder walls have corroded from rust.
Ask us about rust protection by replacing the sacrificial anode. They can also rupture due to a faulty safety valve. We can check your valve FREE of charge.
If your tank has sprung a leak you will need to turn off the water pressure quickly to prevent water damage to your property. The main shut off valve for your hot water tank is usually found at the bottom left or right side of your Tank. It will either be a black round knob or a tap handle similar to your garden tap handle.
To turn this valve off simply turn it in a clockwise direction until the water stops flowing. Next release any pressure remaining in the tank by activating the Safety Valve located near the top side of your tank.
How Can You Make The Hot Water Unit Last Longer?
Every Enamel (glass) lined mains pressure hot water tank is fitted with either one or two Sacrificial Anodes, which protect the tank from corrosion. Unfortunately sacrificial anodes do not last much longer than the standard warranty period of the tank, which is 5 years.
We recommend that they are checked and replaced every 3-4 years to ensure the maximum life of your tank. In addition we recommend that your tank should be drained and flushed every 5 years.
Why Replace The Anode?
The Anode is "sacrificial", meaning that it is a softer alloy than the cylinder and all corrosion will occur at the Anode and not your cylinder.

Thermostat/over Temperature Cut Out Device
This is a very important device, as it controls the temperature (60 70C) and will also cut off the electricity supply to the element through its overtemperature cut out, if it senses a very high (90c) temperature.
The thermostat labours hard, switching on and off thousands of times over a few years, and needs to be checked for performance at least every 5 years.
Imagine the scenario. The Thermostat has failed, your tank is reaching boiling point, and the Temperature Relief Valve is not functioning!!! Please get it checked.
GAS Hot Water units also have a THERMOSTAT, but it's a bit more high tech than it's electrical cousin. Mainly because it's controlling the temperature, as well as the gas flow, and will also shut itself down if there is an over temperature or gas flow problem; this device also works extremely hard over the years.
Going On Holidays?
If you look closely at the large black dial, on top of your gas Unitrol valve, it is numbered 1 to 7. If you turn the dial to 1 this is the "vacation" point, the pilot light will stay on but the main burner will not fire up. When you return from holidays you just simply turn the dial to between 5 & 7,
The burner will fire up & you should have hot water in about 1 hour.
If You're Gas Hot Water Unit Pilot Flame Goes Out! There are relighting instructions on the inside lid of your tank, or for indoor models on the tank itself. If you have any difficulty at all, please call our office and one of our staff will be glad to give you all the instructions to get you going; and if all else fails we will make arrangements to have one of our servicemen come out within 24hrs.
Burst Pipes
The water damage from a burst hot or cold water pipe can be substantial so it's important to turn the water supply off as quickly as possible.
In a house situation the shutoff valve is located at your water meter. It may not be visible due to being either covered by an overgrown garden or buried slightly below ground. It can usually be found just inside your front boundary in line with the left or right corner of your house.
In a home unit the shut off valve can be found either under the kitchen sink near the "waste stack" or under the laundry tub or above or below the cistern valve in the main bathroom. Once found, turn the valve in a clockwise direction to turn off the water supply.
